In recent years, real estate industry has been greatly influenced by the awareness of low carbon, ecology and environment protection. The 12th Five-Year Plan puts forward the requirement of transforming national economic development models. Furthermore, indemnificatory housing covering 1 million square meters are constructed this year in our country, which generates massive development opportunities in housing industry. In recent two years, China’s labor cost has risen quickly and some places have witnessed a double increase, directly influencing prefab housing industry. From a traditional point of view, people now have ever-growing demand for house performance. Under this circumstance, a variety of problems will occur if traditional construction methods are still adopted. In the case of house delivery problems, prefab houses can solve them to a great extent.

Therefore, China’s real estate industry is greatly propelled by these favorable factors. In 2013, housing industrialization has experienced relatively great changes in the realm of policy, technology and market. We consider that we will still achieve great development next year.

Firstly, integration technologies are required. We employ various technologies when building a house, so we need to seek ways to effectively integrate these technologies. Moreover, different components and projects also need integration. That’s because building products produced by various companies can not be connected together in many cases owing to different types and patterns. Secondly, we need to establish an Asia-Pacific industrialization alliance. This year, China Vanke Co., Ltd. has set up a housing industrializationalliance. In following years, more and more similar alliances will come into being. Thirdly, gaining government support. Over the past few years, governments have done a lot of work, including national demonstration projects and house performance certification. China now has more than 200 comfortable housing demonstration projects.

At present, our country is home to 33 housing industry bases, and they are formed by real estate companies, or component manufacturers, or in pilot cities. In fact, Japan has a great deal of experience worthy of our study. For example, Japanese make good use of leading companies which contribute to housing industrialization. Currently, what draws our attention is that whether we can issue policies on a macro level like 1998 and 1999. If big breakthroughs can not be made in our current macro fiscal policies, we still need to restrict the development of prefab house industry. Last year, Beijing released guidance for the promotion of prefab houses. Here is another case that will probably occur this year: in the case of not building prefab houses, you cannot bid for a piece of land that is previously designed for such use. Moreover, we still encounter a problem at the moment, that is, to motivate companies in this line. In China, exquisitely decorated houses occupy a relatively low proportion. If this proportion can be increased, prefab houses will be promoted.

In summary, China’s housing industry will usher in flourishing development and housing industrialization will become a reality in upcoming years.
