Three Development Modes of Factory Prefabricated Buildings
 
Prefabricated buildings is playing an important role on the transformation and upgrading of construction industry. Based on the breakthrough after long-term development, three development modes are formed including precast reinforced concrete, prefabricated steel structure and fully assembled steel structure. 
 
The gross output value of China prefabricating buildings has reached 21.4 trillion RMB at present. And there are more than 55.37 million practitioners. What’s more, China Construction Technology Consulting Co., Ltd. has finished 125 designs of various prefabricated buildings and an area of more than 16 million square meters in recent years.  
 
 In terms of practice, prefabricating buildings were approved widely. The State Council declared that prefabricated construction should account for 30% of the new buildings by 10 years or so in February in 2016. In September, the Guiding Opinion of State Council was proclaimed the key tasks of the development of prefabricated buildings. 
   
At the same time, different areas release quite a few supporting policies to promote the  prefabricated buildings. Shanghai municipal government put forward that prefabricated buildings would take place of normal construction among those new eligible buildings in principle during 2016-2020. Furthermore, monomer prefabrication rate of local prefabricated buildings must reach over 40% or assemble rate 60%. In addition, new commercial housing, public rental and low-rent housing inside the Outer Ring Road are fully furnished in order to achieve the synchronization of prefabrication of decoration and fittings. 
        
Nevertheless, there are still some problems in China. For instance, quite a few insiders can not understand prefabricated construction correctly; and there are lack of the integrated designs, that is, the integrated development of full profession and entire process, and insufficient information supports. What’s more, it is hard to achieve building industrialization without the close connection with manufacturing industry. Instead, only building industry is involved during the development of prefabricated buildings in some cases.
  
As a result, Sun Ying, vice president of China Construction Technology Consulting Co., Ltd. held  the view that all of us have to know prefabricated buildings comprehensively and exactly. He also claimed that prefabricated construction is an integrated system including main structure, retaining wall and inner partition, decoration and equipment pipeline that can’t be separate. 
 
Last but not least, Dr. Liang Hao, the deputy director of Planning and Development Division of Science and Technology and Industrialization Development Center of the Ministry of Housing and Urban-Rural Development, believed that we must intensify institutional innovation to form an operation system which is in accordance with productivity development level at present.
