Guangdong’s prefabricated buildings with broad market prospects
Recently Guangdong government pointed out the importance of developing prefabricated buildings and increase the rate of 30% in new buildings to improve city constructions, such as reducing construction waste and dust pollution. It’s an inevitable trend to achieve structural reforms and green development.
It is reported that in 2014 the gross output value of construction industry in Guangdong reached 835.65 billion RMB. According to 20% of assembly building structure, the output value of prefabricated buildings is expected to reach 167.1 billion RMB in 2020 and 417.8 billion RMB in 2025. Therefore, it’s apparent that Guangdong's construction industry market prospect is very huge in the next few years.
Government guiding the market to foster more complete industrial chain
The government should play the role of developing standards and create a fair and orderly competitive environment through adjusting the tax and encouraging more enterprises to join the chain to expand the quality of supply.
A special index system is developed to assess the standardization and industrialization of construction projects through legislation promotion. In order to ensure the implementation of the effect, those enterprises which are not in accordance with the requirements cannot neither be approved by the relevant departments nor get the relevant documents.
According to relevant statistics, Industrialization not only shortens construction period by over 50%, but also reduces construction waste of more than 80%. Meanwhile lots of design and material costs can be saved, which significantly improves the quality of buildings.
Favorable conditions for Guangdong to promote prefabricated buildings
Guangdong should focus on promoting industrial optimization and upgrading. The only way to solve the problem of energy conservation and emission reduction is to change the methods of production.
Adjacent to Hongkong where building industrialization was developed 30 years ago, Guangdong has the advantages of building industrialization and housing industrialization. In addition, Shenzhen's technical route, management system, specific engineering experience including prefab components benefit from Hongkong's mature technology system and supporting resources. Guangdong, especially Shenzhen's technical level in China ranks the leading position with the policy support in recent years.
Many years ago Guangdong was the pioneer of exploring industrialization construction. In recent years, Guangdong has set up a number of national housing industry bases. For example, Shenzhen became the first national housing industry comprehensive pilot city in 2006. Shenzhen also encourages the promotion of housing industrialization through policies. Since this year, sell the new residential projects, government investment in affordable housing projects and commercial housing projects invested by government are all implemented industrialization, and eligible new residential land projects can be provided 1/3 of pre-sale and 3% of the construction rewards.
